Why instruct a solicitor early?
Estate agents will usually ask for your solicitor’s details once an offer is agreed. Having a solicitor in place early helps keep the process moving without any interruptions.
We support you through every stage of your transaction, including:
- Preparing and reviewing contracts
- Carrying out searches
- Liaising with estate agents, lenders and other solicitors
- Managing exchange and completion
If you’re selling
- You’ll need to provide key information about the property
- An Energy Performance Certificate (EPC) is required
- Offers are usually handled through an estate agent
- Once a buyer is found, contracts are prepared and enquiries dealt with
If you’re buying
- Once your offer is accepted, the seller’s solicitor prepares the contract
- Searches and enquiries are carried out
- Your mortgage lender (if applicable) will also be involved
- The purchase becomes legally binding once contracts are exchanged
