Full Detail
What is equity release?
Equity is the value of your property minus any outstanding mortgage. Equity release allows you to access some of that value while continuing to live in your home.
There are two main types:
Lifetime Mortgage
A loan secured against your home. You retain ownership, and the loan is usually repaid when you pass away or move into long-term care.
Home Reversion Plan
You sell part or all your property to a provider in exchange for a lump sum or regular payments, while continuing to live there. The provider receives their share when the property is eventually sold.
Things to consider
Equity release can be a useful option, but it isn’t right for everyone. It’s important to consider:
- The impact on the value of your estate
- How it may affect benefits
- The long-term implications for your property
We always recommend speaking to a qualified financial adviser before proceeding. We can also signpost you to trusted advisers if needed.
How we can help
Equity release involves detailed legal work and requires independent legal advice. Our conveyancing team will guide you through the process and make sure everything is clearly explained.
We’ll:
- Review the terms of the agreement
- Explain your rights and obligations
- Liaise with your lender or provider
- Ensure the transaction is completed correctly
