Understanding Property

When going into property, whether that be through buying a property or selling one, it is important to note that the process will take between 2 to 3 months to complete or longer, depending on whether you are part of a chain of buyers and sellers.

You need to take several steps when going on this journey. For example, if you sell a property, you must provide the new owner with an Energy Performance Certificate when the sale has been agreed upon.

Additionally, suppose you decide to use an estate agent when selling your property. In that case, you need to be aware that any potential buyers may make their offers through the estate agent rather than directly to you.

As a buyer, you should be aware that once their offer has been accepted, it is the sole responsibility of the seller to draw up a contract that will transfer the ownership of the property.

However, it is vital to remember that an offer is only considered to be legally binding once the contracts have been exchanged between buyer and seller.

Choosing the Right Representation for You

If you're looking to purchase a property, you need to note that when you place an offer on your property of choice, your estate agent will typically ask you for your conveyancing solicitors' contact details, which they will then pass along to the seller's representatives.

This is why we urge potential buyers and sellers to contact Cygnet Law when choosing said representation. A breakdown of our fees can be found here

Leaving such an important decision till the last minute can have a detrimental effect on the whole process, but our experienced team of conveyancers are equipped with the skill and dedication to see you through this journey as smoothly as possible.
